While some might think I'm referring to the many tropical storms and hurri­canes that have hit us in 2004 and 2005, I'm actually thinking of the tre­mendous growth spurt and how rapidly this area is changing.

     I know that many of you purchased your timeshare in 1982 and that this place has always been a home away from home. A place you brought your children and now your grandchildren year after year for your family vaca­tion. And a place where lifelong friend­ships were formed with your neighbors.

     Even though the high-rises are closing in all around us, and the area is chang­ing, please know that we are committed to keeping the warm and friendly feel­ing you've come to expect at our small, family-oriented resort.

     We are continuing our mission to re­build and renovate the building and grounds from the two hurricanes that hit us directly, and the four others that left their mark, as well.

     We've also scheduled our maintenance repairs, painting of the interior of your units, and furniture and appliance re­placement for later this Fall and Win­ter.

     Many Owners have asked what is go­ing to happen to this resort? Will we be selling the property? The Resort cannot be sold without the consent and agree­ment of all Owners because of your deeded interest in the property. If the Board receives a legitimate purchase offer, Owners will be sent notification

 

 

 

 

 

of a meeting to discuss it and then have the opportunity to vote on any such proposal. There are no offers at present and right now, with the area overbuilt, I would not expect it to happen in the near future. There are currently 33,000 condo units on the beach. Within two years, after all the high-rise projects are completed, there will be 140,000 units available.

     It's a buyers market presently, but the asking prices are inflated and sales have slowed tremendously.

       That makes the value of your timeshare here even greater. Where else will you  find a beachfront condo with a kitchen for the price of your Maintenance Fee. Rents for all the new high-rise condos will start at around $1,000 and up for a weekly stay in a one bedroom unit, plus 10.5% sales and occupancy tax.

     When the Bay County Airport is moved from Panama City to the Ebro area in 2008, larger planes will be able to land, bringing in more airlines with direct flights from all over the world, and at much cheaper fares. When the fares drop, and it becomes affordable for families to visit from greater dis­tances, sales will most likely resume at a rapid pace.

     We can expect many changes to con­tinue here on the Beach—more attrac­tions, restaurants, events, and activities.

     Our Board, management, and staff are committed to ensure that any changes to your Resort will be improvements for everyone to enjoy!
