Vehicle Parking Policy

We have experienced
some problems due to our limited number of parking spaces, especially during
peak times. Your condominium documents state that there are 52 parking spaces at the resort. With 40 units, and 7 employees, this means that there are only 5 extra spaces during the day, and 12 extra after the office closes. Boats, Trailers, and over-sized vehicles are prohibited. We will issue parking permits as requested if we have space, however please note that each unit owner is allowed only one vehicle and there is no additional parking in the area. |

Many owners have asked why our fees continue to rise. There are several reasons and the most obvious ones are that electric, gas, and water and sewer rates have risen all over the country due to the high cost of fuel. The tremendous growth spurt on Panama City Beach has also increased the cost of living in the area as property taxes and goods and services keep in line with that growth and the demand. Many owners purchased their units when they did not yet have a family and through the years they have brought their children and now their grandchildren for a vacation here. Units are now over-occupied, especially during peak times and this has had a direct impact on Maintenance Fees. Every time extra persons staying in the unit flush a toilet or take showers, our water and sewer costs increase. Wear and tear on furniture, appliances, and even sliding glass doors is increased, and these items need to be replaced earlier than anticipated. The same energy conservation tips you utilize at home may be applied during your stay. Turn off lights when not in use, don't leave the sliding glass doors open when your air conditioner is running, and conserve water when possible. We are committed to doing our part in reducing
expenses and being thrifty when making purchases for the Resort. We are
constantly reviewing our suppliers of goods and services and having them
bid for our business. We want to maintain quality for our owners at a
price we can afford. We ask for your help in keeping fees low and thank
