Safety Liability Issues & Improvements

 

1.  We have added accordion-style Hur­ricane Shutters in front of our beach-level units to help protect them from impending storms.

2.  New aluminum railings and gates with keypad access have been added around the property for secu­rity, safety, and insurance reasons.

3.  The front of the building has been completely re-landscaped with sev­eral years of overgrowth removed and replanted.

4.  We have installed new heat pump units for the Swimming Pool. These were damaged by salt water when the pump room was flooded by Hur­ricanes Katrina and Rita.

5.  Carpet was removed on the West-end stairwell and replaced with a non-slip surface and the wood rail­ings were replaced with stronger aluminum ones. The East-end stair­well is due for renovation after the peak season ends.         

6.  The Hot Tub, which was damaged be­yond repair last year by Hurricane Dennis is being replaced and should be

 

                                                                    open by September. We encoun­tered several problems finding a li­censed Florida contractor who would install this to the strict commercial code, as well as permitting issues with the State of Florida Health Department to replace this to the old code. If we had been required to bring up to the new commercial code, the already expensive replacement would have been astronomical in cost.

7.    We will be replacing sleeper sofas and chairs in several units by the end of this year and the rest in 2007. Also scheduled for replacement are many box spring and mattress sets.

8.    We are also budgeting for kitchen cabinet replacement and bathroom renovations, as well.

9.    Routine Maintenance Weeks were delayed earlier this year, so we will be back on track with painting inside units and making repairs this Fall and Winter.

 

  

 

Area News

    The 31 story high-rise project on the West end of the building, Tidewater Beach Resort, has experi­enced several problems due to last year's hurricane season. According to news reports and some of our owners who asked on-site workers, the wind-driven rain from the various hurricanes produced mold and mildew issues since the windows and sliding glass doors were not yet installed. The inside walls had to be gutted and 14 floors of cabinetry had to be removed. There were also corroded pipes and wiring that were replaced. The building, originally scheduled to be opened last Novem­ber, will most likely open in early 2007. Construction on Sterling Breeze Condominiums began about 8 months ago on the site of the South Pacific Motel to our East. This will be a 22 story, 145 multi-family dwelling with a swimming pool and spa that is scheduled to open in early 2008.

    New Pier Park, across from the fishing pier, has broken ground on a 16-screen movie theater and a Target store to be ready by year-end. An Old Navy, Starbucks Coffee, and at least three restaurants are planned, in addition to several retail shops.

    A Carraba's Italian Grill will open in August on Back Beach Rd. (Highway 98) to the East. A Bonefish Grill is now open on Middle Beach Rd. (Hutchison Beach Rd.) between Alf Coleman and Beckrich Rds. A Lowe's Home Improvement Center has broken ground just East of Alf Coleman Rd. off Back Beach Rd. and for the kids—Ripley's Believe It Or Not Museum at the intersection of Front Beach and Middle Beach Roads—just watch for the building that looks like the Titanic sinking!!!
